Spring maintenance will ensure that systems that work most of the year don’t break down. In summer, the air conditioner not only keeps us cool, but it does double duty as a dehumidifier. That’s a big job, and your system needs to be at its peak to do it right. Following are some of the tasks that should be performed.

Change the Filter

A clean air filter will protect the HVAC system by keeping dirt out of the moving parts. A buildup of dirt can cause a pressure drop, resulting in reduced airflow and possible system breakdown. The air filter should be checked monthly and changed as soon as buildup is visible. Check the filter often, particularly if you have pets that shed, dusty conditions or several people in your household.

Do Some Cleanup

Check around the system’s outdoor condenser unit for leaves, weeds or debris that might get inside the casing. Look through the grille to check for leaves inside; if you find them, open the casing and clean out the bottom of the unit. Check the fins, and straighten them with a fin comb if needed. Inspect the coil for dirt, and clean with condenser cleaning foam.

Schedule Professional Maintenance

Some maintenance tasks should be performed by a professional. During a routine maintenance appointment, an experienced technician with do the following:

  • Check refrigerant level and look for leaks
  • Clean the evaporator coil
  • Check belts for fraying and replace if needed
  • Inspect and tighten electrical connections
  • Clean the blower
  • Test thermostat settings and cycling
  • Inspect condensate drain for clogs
  • Inspect ductwork for tears, holes or loose fittings
